Dry Lining and Boarding in Woodford Green and East London
Boarding out new ceilings, loft conversions and stud walls, and replacing ceilings that have come down or given up. Boarded and skimmed by the same people, so there is nobody else to blame if a joint shows.
Ceilings replaced, not just patched
When a ceiling has sagged, cracked right across or come down after a leak, patching it rarely lasts. It is taken down, boarded and skimmed. Our reviews include a collapsed ceiling after water damage in Woodford Green, a ceiling reboarded in South Woodford, and a new plasterboard ceiling in a Loughton bedroom that was stripped back after a rewire.
Loft conversions and new rooms
We plaster loft conversions for homeowners and for the builders doing the conversion. A loft conversion company in Loughton had us plaster one of their conversions in 2020 and said they would be using us for the foreseeable future. In Woodford Green we have plastered a full loft conversion, and another along with the underside of its new staircase.
Soundproof and insulated board
Where a room needs it, the board can be acoustic or insulated rather than standard plasterboard. We fixed a ceiling with soundproofing in Woodford Green in November 2025 before plastering it. It will not make a room silent, but it cuts down the noise coming through from above.
Offices and outbuildings too
Most of our work is in homes, but we take on light commercial work as well. In Epping that has included a 5m by 3m meeting room at an office, and a work shed plastered in a single morning.

Common questions about dry lining & boarding
What is dry lining?
Dry lining means fixing plasterboard to walls, ceilings or a timber or metal frame, instead of building the surface up with wet backing plaster. The board is then skimmed, or taped and jointed, ready to decorate. We board and skim, so what you end up with is a proper plastered finish.
Should a damaged ceiling be overboarded or replaced?
If the ceiling is sound and only rough or cracked on the surface, it can often be skimmed or boarded over. If it is sagging, loose or has been soaked through, it should come down and be replaced, because board fixed to a failing ceiling fails with it. We tell you which on the visit.
Do you plaster loft conversions?
Yes, for homeowners and for the builders doing the conversion. That includes the awkward parts, like the underside of a new loft staircase, which needs meshing and bonding before it is plastered.
Can you soundproof a ceiling?
We can fit soundproofing and acoustic board into a ceiling before it is plastered, and have done in Woodford Green. It reduces the noise coming through from above rather than removing it, and how much it helps depends on how the floor above is built.
Do you take on commercial work?
Yes, light commercial. Most of what we do is homes, but we have plastered an office meeting room and outbuildings. Ring and tell us what it is.
